Pre-Settlement Walkthrough Pictures

Pre-Settlement Walkthrough went really well today.  I had a hard time listening because I wanted to look in my cabinets. I'll post more details later, but for now, here are the pictures:

Week 13 - Ahhhhhhhhhhhh! I'm so excited!!!!

We received our last update from our project manager on Saturday.  I say last because he likes to save all of his thunder for the pre-settlement walkthrough, which will be happening next Monday!!!!

So the work that was done last week and over the weekend was small, but significant.
  • Trim carpenter came and did his punch outs and corrections
  • Mechanical contractors installed all the finish items (toilets, lights, etc.)
  • Drywall touch ups
  • Carpet installation
  • Stone work.... YESSSS!!!
  • Siding completed over the weekend
  • Shutters, trims and gutters

Next week, we go do our pre-settlement walkthrough on Monday and then we close on Wednesday.  We are "this" close!!!

Week 10 - Official Update from our PM

We got a very detailed and exciting update from our PM late last night.  I was not expecting it at all nor was I expecting what he said they had completed!

Things they got done this week:
- Brick work
- Paint prime (1st coast of paint) on interior walls
- Resilient flooring 
- Trim package

What he didn't mention was that they have started installing the stair railways (still need to stain the rails).


And our kitchen cabinets and countertops are in!!


For next week, they will be working on:
- Getting the siding up
- Drywall touch ups
- Installation of electrical and plumbing fixtures
- Second coat of paint

Options Selected in the Milan

Our philosophy in selecting our options in the Milan was to focus on things that would be difficult to upgrade or change in the future.  Additionally, we tried thinking about options that we would like if we either stayed in the house forever or if we decided to sell it in 10 years.

The things that were "thrown in" by Ryan Homes were:
  • Finished basement ($13,995)
  • Morning room ($15,995)
  • 200 Amp Service ($695)
  • Upgrade to the 50 gallon Water Heater ($200)
So here are the options we selected:
  • Elevation L with the partial stone (like this)

  • Window Egress in the Basement
  • Garage Service Door
  • Side windows in the Morning Room
  • Gourmet Island 
  • Kitchen Cabinet Upgrade 1
  • Powder Room Window
  • Study
  • Owner's Bathroom Soaking Tub and Shower
  • Paint Package Three Tone (We didn't want the white or cream.  We opted for the Agreeable Gray throughout.)
  • Metal Balusters on the Stairs

  • 7 overhead lights (Morning room, family room, study, all three bedrooms and the loft.)
  • Water Softener Rough-In
  • Gas Oven Hook-Up
  • Gas Dryer Hook-Up
  • Gas Water Heater
